Following our inventory and check-in, we emailed the report to all parties for review and signing. In this case, the tenant did not return the document within ten days as required, but our system reported that the email had been opened, which means that the document has been ‘read and accepted’.
A year later we returned to conduct the check-out report to find that the property hadn’t been cleaned and that all the appliances were missing from the kitchen. The police were alerted and a warrant issued for the ex-tenants’ arrest. They were apprehended two weeks later as they tried to fly out of the country.
