Arriving for a 10am checkout on a Sunday in south London, we found the tenants were still cleaning and loading their van. Under pressure of time, we started the inspection while the tenants continued to pack. As we worked our way around the property, the tenant realised that a bulb in the bathroom wasn’t working and went to change it. However, he stood on the radiator to reach it, which subsequently broke, breaking away from the wall and showering the room with water.

Unable to reach the letting agent by phone, our clerk drove to the his home five miles away to tell him what was happening and arrange for an emergency plumber to repair the damage.
