Legionnaires Disease

If you are a letting agent or landlord, you are legally required to address health risks associated with Legionella under the Health and Safety at Work Act 1974 (HSWA). Ensuring compliance not only protects your tenants but also safeguards you from potential legal and financial repercussions.

At Smart Inventory, we take this responsibility seriously. During the check-in process, our clerks perform a Legionella flush to ensure that all pipework is free from stagnant water, which is a primary cause of Legionnaires’ disease.

This proactive service is included in our inspections at no additional cost, giving you peace of mind that your property is safe and compliant.

Smoke Alarm Testing and Fitting Service

Landlords are required under law by The Smoke and Carbon Monoxide Alarm (England) Regulations to install working smoke alarms in their properties. Compliance with this law requires smoke alarms on every floor of a property and tests of the fitted smoke detectors at the start of tenancy. Failure to comply can result in a fine of £5,000.

We test the alarms using a SMOKE SABRE canister (at no extra cost), if we find faulty or not fitted smoke alarms within a property, we can supply and install a Kidde combined smoke carbon monoxide voice alarm, which comes along with a 10 year battery life – for just £40 + VAT per unit.
